The variables

What makes the price vary from one build to another

Two houses identical on paper can cost very differently. Four factors explain most of the gaps.

  • 1Region and site access: labour, material transport and machinery access do not weigh the same depending on where the site is.
  • 2Soil conditions and foundations: difficult ground calls for reinforced foundations — the most underestimated variable, revealed by the soil study, never afterwards.
  • 3Finish level: from the same structure you can make three very different houses; this is where the gap between tiers widens the most.
  • 4STEG/SONEDE connections and outdoor works: meters, electricity and water hook-ups, fencing, landscaping — often missing from quotes, never from the final budget.
