The Mag — Outdoors

Fence, terrace, garden: outdoor works that add value, without blowing the budget.

Outdoor works are the finishing touch that makes a property's value — and the kingdom of “while we're at it” extras that blow budgets apart. On PontBat, the outdoor package is contracted like everything else: a quote, a milestone, proof — not verbal add-ons at the end of the build.

The order of works

Four steps, in the right order — and no other

Successful outdoor works are not a matter of inspiration: they are a matter of sequence. Each step prepares the next — reverse it, and you demolish tomorrow what you paid for yesterday.

Step 1

Secure first: the fence and the gate

Before anything else, the plot gets closed off: the fence protects the site, the materials and the future house. But a fence is not set “by eye”: its position is checked against the boundaries of the land title — and if there is any doubt, a boundary survey settles it before the first post hole. The PontBat reflex: the verified layout is a control point of the milestone, not a verbal promise.

Step 2

Outdoor networks before the surfaces

Garden lighting, irrigation, rainwater drainage: everything that runs underground goes in BEFORE the surfaces are poured or laid. One forgotten conduit, and the brand-new terrace gets cut open six months later. The PontBat reflex: the outdoor networks plan is part of the package file, and photos of the open trenches are required before anything is closed up.

Step 3

Surfaces and terraces, built to last

A terrace is judged by what you cannot see: slopes that carry water away from the house, and materials chosen to withstand full sun without warping or burning bare feet. The PontBat reflex: slopes and drainage are on the control point's checklist — water standing against a wall never forgives.

Step 4

Planting and finishing touches, last of all

Planting before the heavy work is finished means offering your greenery to the site machinery. Planting, decorative lighting and furniture come last — then the package is signed off like any other: geolocated photos in support, reservation by reservation, before the payment is released. The PontBat reflex: no sign-off “by eye” — dated proof, archived in the file.

The classic overruns

Where outdoor budgets blow up

Outdoor works rarely overrun because of the materials: they overrun because nothing was written down. Here are the four scenarios found everywhere.

  • 1“While we're at it” add-ons never priced: a low wall here, a light fixture there — and a final bill nobody ever approved.
  • 2The terrace with no slope and no drainage: beautiful at handover, flooded at the first storm, redone at your expense.
  • 3The fence built on a disputed boundary: one neighbour objects, and the whole structure comes down.
  • 4Outdoor works left out of the initial quote: never priced at the start, improvised at the end — at a premium and without guarantees.
📋

A package in its own right

On PontBat, outdoor works are not a verbal add-on at the end of the build: they are priced on the itemised schedule, line by line, with their own dedicated milestone. What is written gets checked; what is checked gets paid — and nothing else.

✍️

A tracked amendment, or nothing

An extra wish along the way? It is possible — but every extension is approved in the app, priced before being committed, and recorded in the audit log. “While we're at it” becomes a documented decision, not a surprise on the invoice.

Before you sign

The outdoor package is prepared before the first shovel

Four checks that cost nothing before signing — and a great deal after.

🗺️

Boundaries and easements, checked on the title

The land title — the “blue title” — is the authority on the plot's boundaries and the easements crossing it. It gets consulted before setting out a fence or a gate, not after the neighbour's complaint.

🔌

The outdoor networks plan, required

Lighting, irrigation, drainage: ask for a plan of everything that will run underground, and keep it in the file. It is what will stop a duct being pierced the day a tree gets replanted.

☀️

Materials chosen for the climate

Blazing sun in summer, driving rain in season: outdoor claddings and timbers are chosen for that climate, not from a catalogue. An attractive but fragile material gets paid for twice.

📅

A schedule that respects the seasons

Outdoor surfaces and fixings do not like the rainy season; planting has windows of its own. A schedule that respects the seasons avoids redone work — and milestones that drag on.

Outdoor works that enhance the house — and the contract to match.

A priced package, a dedicated milestone, photo proof before every payment: on the platform, outdoor works are managed with the same rigour as the structural work.
