Many projects start with an expensive confusion: “the architect will do the calculations” or “the engineering office will draw the plans”. These are two distinct professions, complementary — and not interchangeable. Two professions, one project — in the right order

The architect shapes the space and carries the legal file; the engineering office guarantees the house will stand. Confusing them means signing with the wrong person for the wrong mission.

Role 1

The architect: design — and file the building permit

The architect translates your life into plans: orientation, volumes, light, circulation, fit with the plot. They also carry the legal file: in Tunisia, the building permit is filed with the municipality by an architect who must be registered with the Order of Architects of Tunisia — without them, no admissible file, no legal start. The engineering office: structure, concrete, technical packages

The engineering office takes the architect's plans and answers the hard question: how does it hold up? Structural sizing, concrete reinforcement, foundations suited to the actual soil, technical packages — electricity, plumbing, ventilation. Its output is the execution drawings and the structural calculation note: the documents the site will follow line by line. The PontBat reflex: an engineering office named in the contract, with named deliverables — not “a friend's engineer” with nothing in writing.

The requirement

What the platform requires in the file — before the first structural milestone

On PontBat, no structural milestone opens without the execution drawings and the structural calculation note filed in the project record. That is the red line: the escrow releases nothing towards structural work as long as the site has no written technical reference. The contractor builds from documents, not from memory — and every later inspection is carried out against those very documents.

The inspection

Independent inspection: the engineering office and the expert co-sign

At control points, the engineering office checks that the execution follows its own drawings — and an independent expert co-signs the report. The platform's absolute rule: the expert is never paid by the contractor they inspect; their fee goes through the platform, never through the inspected party. Two signatures, two sets of eyes, zero conflict of interest — and the milestone is only paid on a compliant report.

The classic traps

Where projects go wrong from the design stage

The most expensive defects are not born on the site: they are born earlier, in a rushed or missing technical file. Four traps come up again and again.

  • 1The “catalogue” plan dropped as-is onto your plot: attractive on paper, but never adapted to the soil, the slope, the orientation or local rules — the extra costs start with the earthworks.
  • 2Concrete poured without a calculation note: reinforcement “as usual”, sections decided on the spot — invisible at handover, fearsome years later.
  • 3A municipal filing without an Order-registered architect: an inadmissible file or a signature of convenience — and a site exposed to shutdown, or worse.
  • 4One person “who does everything”: whoever draws, calculates and inspects their own work answers to nobody — the exact opposite of a verifiable project.

Registration with the Order, verified — not declared

Only an architect registered with the Order of Architects of Tunisia can file your building permit with the municipality. Ask for proof of registration — on the platform, it is checked and displayed on the CV-profile before any matchmaking.

The calculation note, required in writing

A structural works quote without an attached calculation note is a promise, not a commitment. Require the execution drawings and the calculation note to be named in the contract as deliverables — dated, signed, archived in the file.

Two professionals who talk to each other

A beautiful plan that cannot be built, or a calculation that ignores the architecture: both exist. Check that the architect and the engineering office work on the same, up-to-date documents — inconsistencies between drawings are paid for on site, at a premium.

An inspection nobody can buy

Ask who will inspect the execution, and who pays them. If the inspector is chosen or paid by the inspected contractor, the inspection is worthless. On the platform, the expert co-signs with the engineering office and is never paid by the inspected party.
